                                               NOTICE OF INDEPENDENT MAIL BALLOT ELECTION

                                         MUEGGE FARMS METROPOLITAN DISTRICT NO. 3

                                                                ADAMS COUNTY, COLORADO

TO WHOM IT MAY CONCERN, and particularly, to the electors of the Muegge Farms Metropolitan  District No. 3 (the "District"), Adams County, Colorado:

NOTICE IS HEREBY GIVEN that a regular election of the District shall be held on Tuesday, May 6, 2025, from 7:00 am until 7:00 pm ("Election"). The Election is being conducted as an INDEPENDENT MAIL BALLOT ELECTION. Ballots will be mailed to eligible electors of the District between April 14 and April 21, 2025.

At the Election, eligible electors of the District will vote to fill two (2) Director positions from the following candidates for four-year terms:

James E. Marshall

John P. Vitella

At the Election, the eligible electors of the District will also vote on the following ballot issue certified by the Districts:

BALLOT QUESTION 601: (Property Tax Limit Waiver)

Shall Muegge Farms Metropolitan District No. 3, as provided for in Section 29-1-1704, Colorado Revised Statutes, waive the 5.25% property tax limit established in Section 29-1-1702, Colorado Revised Statutes, for all future property tax years?         

The address for application and the return of mail ballots is: Muegge Farms Metropolitan District No. 3, c/o Special District Solutions, Inc, 2370 Antelope Ridge Trail, Parker, CO  80138.  All voted mail ballots must be received no later than 7:00 P.M. on Tuesday - May 6, 2025.

NOTICE IS HEREBY GIVEN by the Board of Directors of the above-referenced political subdivision of the information required under Section 1-7-908(1), C.R.S. is available below:

The District’s audited financial statements, management letters and budgets for the past four (4) years are available for public review at: Special District Solutions, Inc., 2370 Antelope Ridge Trail, Parker, Colorado 80138.

AVISO DE ELECCIÓN INDEPENDIENTE DE BOLETA POR CORREO

GRANJAS MUEGGE DISTRITO METROPOLITANO NOS. 2 - 4

CONDADO DE ADAMS, COLORADO

A QUIEN CORRESPONDA, y en particular, a los electores del Distrito Metropolitano Nos. 2 - 4 de Muegge Farms (los "Distritos"), Condado de Adams, Colorado:

POR LA PRESENTE SE NOTIFICA que se llevará a cabo una elección regular del Distrito el martes 6 de mayo de 2025, de 7:00 a.m. a 7:00 p.m. ("Elección"). La elección se está llevando a cabo como una ELECCIÓN INDEPENDIENTE DE BOLETA POR CORREO. Las boletas se enviarán por correo a los electores elegibles del Distrito entre el 14 y el 21 de abril de 2025.

En la Elección, los electores elegibles del Distrito votarán para llenar dos (2) puestos de Director de los siguientes candidatos por períodos de cuatro años:

En la Elección, los electores elegibles de los Distritos también votarán sobre la siguiente emisión de boleta certificada por los Distritos:

PREGUNTA DE LA BOLETA ELECTORAL 601: (Exención del límite del impuesto sobre la propiedad)

¿Deberá Muegge Farms Metropolitan District Nos. 2 - 4, según lo dispuesto en la Sección 29-1-1704 de los Estatutos Revisados de Colorado, renunciar al límite del impuesto a la propiedad del 5.25% establecido en la Sección 29-1-1702 de los Estatutos Revisados de Colorado, para todos los años futuros de impuestos sobre la propiedad?           

La dirección para la solicitud y la devolución de boletas por correo es: Muegge Farms Metropolitan District Nos. 2 - 4, c/o Special District Solutions, Inc, 2370 Antelope Ridge Trail, Parker, CO 80138.  Todas las boletas por correo votadas deben recibirse a más tardar a las 7:00 p.m. del martes 6 de mayo de 2025.

For the 2025 budget year the Assessed Valuation of properties in the District is $331,800. The District has certified the following levies on taxable property within the boundaries of the District:
 

• 70.967 mills for District Operations and Maintenance resulting in $23,547 in property tax revenues collected in 2025
